This page provides transparency regarding the services offered by Attribute Properties and the associated fees in accordance with the Consumer Rights Act 2015.

Landlord Service Fees

The following fees apply to landlords who instruct Attribute Properties to assist with property sourcing, lettings, or property management services.

Property Letting & Tenant Placement

• Tenant Find Service: From 1 month including VAT
  Includes marketing of the property, arranging viewings, tenant referencing, and preparation of tenancy documentation.

Property Management

• Full Management Service: From 10% of the monthly rent + VAT
  Includes rent collection, tenant liaison, maintenance coordination, and ongoing tenancy management.

Lease & Supported Living Arrangements

• Corporate / Supported Living Leasing: Fees agreed on a case-by-case basis depending on lease structure, length, and property configuration.

Additional Services

Where applicable, the following services may incur additional charges:

• Tenancy agreement preparation – £150+VAT

• Inventory arrangement – £180+ VAT

• Check-out arrangement – £180+VAT

• Maintenance coordination – cost of works + administration fee where applicable

All fees will be clearly agreed with the landlord before work commences.

Tenant Fees

In accordance with the Tenant Fees Act 2019, tenants will not be charged fees other than those permitted by law.

Permitted payments include:

• Rent

• Tenancy deposit (maximum 5 weeks’ rent where applicable)

• Holding deposit (maximum 1 week’s rent)

• Payments for lost keys or security devices
